Heating Problems That You Might Come Across When Buying A New Home

There is always a point in a person’s life when they consider buying a new home. Whether moving out from the parent’s home, or getting married, or simply finding a new job someplace else, a new home is a source of joy – and a lot of stress if you don’t get the basic things right. One of them is the home heating which if faulty, can cause you lots of problems down the road.

Before you buy your new home, you need to have it inspected for various heating issues, and while some things are quite obvious, others are not so much.

For example you need to check the layout of your home because it will influence your heating and the electricity bills. For example homes with extreme high ceilings, while very modern and elegant, they are also a source of frustration from extreme high energy bills that you might have to pay every winter. Heat usually rises and it goes up fast, so you will need additional heating to keep you warm. So while this is great for that aristocratic look, unless you have the money to spend like the aristocrats, you might want to avoid such homes.

Also you might want to avoid buying tri-level houses because heating the upper floors will get you in trouble. Usually the upper floors are very warm, while the ground floor gets you frozen stiff. The only way to make this system work is by using in-floor heating that heats up your entire floor, be it on the ground floor or first or second floor equally.

Also what about the locations of your vents? You might find vents that have been placed under the windows, so your electricity bills will extremely high. Or you might see rooms that are quite large and spacious with either no vents or maybe one vent. You will age before you get one of these rooms to become warm!

Of course if you buy a new home, you might not come across most of these problems, however older homes will have plenty and unless you are aware of these issues, even if you buy the house at a bargain price, in just a few short years you’ll spend way more than you’d ever have thought possible!

Modern homes have great floor heating systems that will save you on electricity and give you perfect heat very fast. Floor heating mats might be one of these great types you will encounter quite often.

Threats To Online Trading Companies From Fraud And Hackers

Posted by miegqo on December 22nd, 2010

There are many threats from hackers and con artists when a company does business online. Here are some of the main types of fraud:

Supplying fake products:

Fraud can occur at the very outset of your business when you try to contact a supplier for the product that you have chosen for your online business. The supplier turns out to be untrustworthy and disappears with your money leaving no trace and no hopes of a business. This type of fraud is similar to anything that can happen in the brick and mortar world of business as well. Remember that almost anything that can happen in the real world can happen in the virtual world too, so take the same precautions that you would as for an offline business.

Clones:

A common problem that more established businesses face is clone businesses that set up with similar sounding names and logos. These businesses will often target your trading company’s clients, and make no mistake; they are after your business specifically. This can create a number of problems for the online trading business, since there is a lack of physical interaction with the customers and it is easier to pull this off. Customer can become confused and either leaves you for the other company unknowingly or be put off by the incompetence of the other company and blame your business. It is a headache for many companies that operate solely online.

Credit card fraud:

This is the most wide spread type of fraud by hackers and is not limited to the web. But operating online does make it easier for a hacker to find a weakness in your system and exploit it. Most times, hackers will gain access to secured financial information and credit card data and use this to purchase products and transfer money to their own accounts. This can be done so cleverly by an experienced hacker that the trail is impossible to follow. The FBI has been involved in many cases that involve large amounts being stolen in this way and often are unable to locate culprits. It is essential to have plenty of security and use the services of established players in the market such as Pay Pal, etc.

Click fraud:

Business Week has reported the sharp rise in click fraud as one of the growing problems with doing business online. It implies the software that is now available to fake clicks on an advertisement online, which results in incorrect statistics about the popularity of the site and the number of visitors. Since online business sites pay per click, the advertiser ends up paying much more money than he should. Many unethical affiliates and advertising agents use this type of fraud to make a lot of money.

Phishing

A common hacker practice online, Phishing or password harvesting has acquired a special name. It is a technique used by hackers via email or Instant Message to subtly and creatively find out an unsuspecting person’s financial and personal information. Sensitive data such as passwords, account names and numbers, credit card details, social security numbers are smoothly extracted with the help of a little social engineering practices. Phishing hackers are known to pose as government bodies to defraud even online businesses of access to their databases.

Considering A New Home? A Guide to Foreclosures, Site Built and Manufactured Homes

Posted by miegqo on December 21st, 2010

Considering a new home? That is loaded question in this tumultuous economic time when home foreclosures are occurring at a dizzying pace. Many people who are considering parting with their hard earned cash are re-tuning their desires and looking for a more budget friendly home, one that can easily be afforded no matter the current job market. This gives the family a sense of peace knowing that they can still pay for their home even if they get laid off. And no matter which way the pendulum of economy is swinging the “why” people need to move will always be the major determining factor for picking up your family, packing up all your belongings and relocating. So where does a budget minded home buyer with a strong “why” reason to buy begin shopping? Let’s explore some options.

Many bargain-hunters are looking at the foreclosure market to find the house of their dreams at an affordable price and there are plenty to be found. Typically foreclosed homes cost 10% to 15% less than homes in the same neighborhood, including all the needed repairs. But there are many things that you must know to protect yourself before entering in to this market. First of all, many of these homes require additional repairs after the sale. It is critical that you uncover all those needs before you buy so that you prepare a budget for those expenses. Homes wear over time just like anything else, and a tenant who has neglected proper maintenance can result in tens of thousands of dollars in the future. Chances are, the homeowner that was foreclosed on, didn’t spend any money keeping the house up if they couldn’t even afford to pay the mortgage. In addition, many home buyers today want to keep as much of their liquid cash in the bank, meaning they don’t want to have to spend more money for repairs after forking out 15% to 20% of the home value for the down payment. This is why the foreclosure market has typically been a market for the home “flippers”, as they have years of experience in dealing with the pitfalls of buying and selling these types of homes.

You may also hire a builder to build your dream house. Many builders are working for much less during this economy to keep their crews working and to keep cash flowing through their businesses. If you have the time to commit to this process, this can be a great way to get into a new home at an affordable price. It may not be a 10% to 15% savings like foreclosures, but it is a new home that should be free of any major repairs that might be needed. There are many outside forces that could affect your decision to have a home built on your site. Time, weather, budgets and workmanship are the key critical points that should be considered in your plan. Make sure you have 6 months to a year to wait for your home to be built. Be sure your contractor has a foul weather plan to protect the structure and the materials being used to build it. Until a home is “wrapped”, the wood is exposed to the elements of which water is the most damaging. There is also a tremendous amount of waste and theft on any job site so challenge your builder to be frugal and to keep the site secure. In your design use materials to the fullest. Less cutting means less waste and less measuring which leads us to our next point: the workmanship and the quality of the home. Research your builder. Ask for letters of reference. Also, go by and see homes that they have built in the past. A builder is only as good as his contractors, so make sure his contractors have worked with him consistently for many years. Lastly, be flexible. Many a marriage has ended in the mid way through a building project due to issues that arise, and there will be issues.

A third option is Manufactured and Modular housing. This sector of homes is growing rapidly because it eliminates many of the pitfalls mentioned above. Manufactured homes or mobile homes of today are attractive and well built leaving far behind the “trailer” stigma associated with this segment of housing. In fact only 4% of “Mobile Homes” ever get moved from their original home site making the term “Manufactured” a more accurate description of this sector of housing. While value is the overriding goal of any builder of manufactured homes, it does not mean the quality of the home will be sacrificed. Manufactured home builders order their supplies in bulk capturing huge discounts that are passed on to the consumer. Something site builders can’t do. They also, don’t have down time due to inclimate weather because the homes are built indoors. In addition, loss from theft is also eliminated because the building process is constantly monitored by managers which results in high quality, consistent buildings. All of these factors keep costs manageable and precise. You won’t have any expensive surprises during the purchase process of your manufactured home because they have eliminated the issues that would cause them. But what do they look like? Walk in to a quality built manufactured home today and you will find options like finished drywall with the ability to choose custom paint colors. Multiple flooring options including hardwood, tile and premium carpet. Gourmet kitchens with stainless steel appliances loaded with usable storage spaces and cabinetry. You can even custom design your floor plan to suit your needs. A major benefit to this type of home is being able to walk through your home before it is built. Many manufactured “Home Display Centers” keep a variety of houses in stock so you can see the most popular floor plans and options in person and because the houses are brand new, home warranties are offered as an industry standard ranging from one to five years. What about resale value? Manufactured homes are holding their value better than ever especially if they are attached to property using a permanent foundation. With the proper foundation, a manufactured home is comparable to the values of other homes that surround it. Increasing resale values and substantial cost savings make manufactured homes a great option for many budget minded house hunters.

So what is a Modular home? Many manufactured home builders also build modular homes. A modular home is a home built to state and local building codes instead of National HUD codes that are used to build Manufactured homes. Basically, modular homes are built to the same code as a site-built house except they are built in a home building facility, shipped on a carrier, and placed on a permanent foundation. This is why modular homes increase in value at the same rate as a comparable stick-built homes. Any financing options offered for site built homes are also offered for modular homes because appraisers can compare modular home values to comparable stick-built houses in the same area. Modular homes can be custom designed and loaded with many of today’s most popular options offering huge savings over site builders because of the same building advantages that Manufactured homes benefit from. Depending on your area, the savings can range from $20 to $40 dollars per square foot over site built homes.

Whatever your housing needs there are good value options to choose from even in these troubled economic times and you don’t have to settle for less. There are great resources in these diverse segments of housing. Consult a professional and look at all of your options. A good knowledge of these types of homes will help you decide what type of house you and your family call home.
